We build a residual land value model: the end value of the completed development, minus construction, subdivision, holding and selling costs, and a developer's margin. Can I get something other than money for my property?
Yes, and it may suit you better than a straight cash sale. This is one benefit that only comes from dealing directly with a developer. You may be able to trade your old home for a brand-new one, custom-built on part of your own land. That lets you stay in the location you already know and love. Depending on what your land is worth, we may be able to offer cash on top of the new home as well.
What is a joint venture?
It's worth asking about if you want to get the absolute most out of your property. In a joint venture you receive the value of your land plus a share of the development profit. It isn't for everybody, though. You wait until the project is finished to be paid, and you take on a share of the risk along the way. When do I have to move out?
That's usually up to you. In a typical agent sale, the settlement date is fixed the moment you sign. We can often structure the sale so you tell us the date later. That means you don't need to know your moving date to start the process. You can look for a new home with a sale already behind you, instead of being pushed into a rental or a rushed purchase. Every seller's situation is different, so we work out settlement terms that suit yours.
What if my block doesn't suit development?
We'll tell you plainly. Many blocks are better sold on the open market or held, and if that's the case you'll know quickly and it costs you nothing.
